Fresh plans have been submitted for a leisure marina and up to 83 homes near the River Weaver in Northwich.
Plans for the scheme, at Northwich’s Weaver Shipyard, were first submitted almost five years ago.
Planning chiefs at Cheshire West and Chester Council approved an outline application for the site, off Saxons Lane, back in 2020 despite opposition from local councillors and some local residents at the time.
Progress stalled prior to the signing of a section 106 agreement – a contract between councils and developers which sets out the conditions under which construction can go ahead.
It was then signed in early 2022, leaving only reserved matters to be dealt with – including the proposed appearance, layout, scale and landscaping.
If approved, the scheme would see a mix of house sizes, comprising one bedroom “cottage flats” as well as as two, three and four bedroom properties.
A third of the homes would be classed as affordable, according to the plans.
In addition, the proposals include the construction of a marina facilities building.
Developers H20 Urban – a partnership between The Canal & River Trust and private development company Bloc – said the building would help provide services for the existing marina business and improve mooring opportunities within the marina and along the River Weaver frontage.
A statement submitted in support of the plans, said: “The site has undergone an extensive design review, involving all relevant parties.
“The result is an attractive residential development, which will positively contribute to the local area, and blend harmoniously with its surroundings.”
It said the development would deliver a range of high quality homes, positioned within a highly sustainable location.
The statement added that the development would significantly contribute to the local housing supply.
The scheme has proven controversial in the past.
At the original hearing, Winnington and Castle councillors Bob and Kate Cernik raised issues including flood risk, loss of flood plains and the impact on highways.
But Dan Brown, agent for H20 Urban, pointed to the applicant’s “transformational” Hayhurst Quay scheme nearby.
